Roles and Responsibilities
> Order parts as necessary for the maintenance team
> Enter inventory when purchased
> Create weekly reports (move in/out and make ready)

Schedule/Prepare the following as directed by Property Manager
-Certificate of Rental Suitability
-Backflow Inspection
-Fire Alarm Inspection
-Sprinkler Inspections
-Fire Extinguisher
-Certifications
-Renter’s Insurance
-Setup Appliance Repair
-Elevator Certifications
-Track appliance warranty info
-Notify tenants (as needed) to request access
-Home Depot Statement/Amazon Purchases
-Prepare billable by company report

> Monthly owner reports: rent roll preparation and other tasks as needed
> Track utilities on tenant level, making sure tenants provide correct information
> Track/Maintain recurring work orders and preventive maintenance
> Monthly statements
> Processing work order closing/timecards
> Processing City violations/disputes
> Processing renter’s insurance compliance

Minimum Qualifications
> Great attention to detail
> Good written and verbal English skills
> Experience in working with US/AU real estate offices doing similar tasks is an advantage
> Excellent organizational skills
> Strong ability to follow directions and multitask
