The Asst. Appraiser must learn both basic appraisal techniques and administrative procedures as they apply to his Division. Included among these are:
1. Demonstrate a working knowledge of:

Basic valuation procedures
Definition of appraisals and values
Purposes and uses of appraisals
General Valuation Concepts manual
2. Demonstrate the ability to analyze and interpret the following items on the Contract Digest:
Correct name and address of the property
Correct name and address of client
Client Contact
Individual authorizing service
Delivery requirements
Purpose of appraisal
premise of value -- as directed by purpose of appraisal
Inclusions and exclusions - as specified by client or dictated by purpose
Appraisal date of record - the “as-of” date
Type of service
Type of finished report
Field time estimate - by Group of Division
Special remarks to clarify unusual conditions.
3. Demonstrate the ability to develop initial client contact to:
Arrange for working space
Meet with plant managers, division manager or department heads such as those in accounting, engineering, etc.
Obtain or request copies of pertinent data
4. Become familiar with available resource materials
5. Become familiar with appraisal reports and report procedures
6. Be able to understand a project plan.
7. Assist in valuation of real estate property.
8. Effectively participate in Company training courses.
9. Understand construction listing procedures and be able to know the following procedures:
Measure plant and sketch preliminary plat.
Draw plats.
Obtain local labor and material prices.
Inventory, price and apply proper depreciation in normal time (100% effective) any of the following for insurance, financing and accounting purposes:
any industrial building
commercial building
gas stations
agricultural buildings
school buildings
ordinary residences
10. Understand all phases of depreciation (physical, functional and economic( which might affect these buildings – including meaning and use of the terms Normal Life and Functional Life.
11. Review field work, analyzing final results for reasonableness and ensuring all notes are assembled properly for turning over to the office processing department.
12. Be able to analyze developed reproduction costs versus client’s cost (when known), reconcile differences and correctly apportion them to the various construction components and building services.

Secure applicable building lease data and other necessary information:
Analyze lease for terms – payments, periods and responsibilities
Record installation dates of leasehold improvements
Obtain client’s cost and verify prior to use in the appraisal
14. Analyze each appraisal assignment and be able to write meaningful facilities report to facilitate the review and call attention to unusual property conditions which ultimately may have bearing on appraisal conclusions.
15. Demonstrate good interpersonal skills with fellow employees, clients, branch managers and the public.
16. Understand company policy regarding professional appearance, conduct, travel expenses, etc.
17. Understand and be able to distinguish the job responsibilities of the professional classifications within the Division.
18. Demonstrate logical analysis, reasonable judgment, and factual support for valuation conclusions.
19. Perform such services and responsibilities as may be assigned to him by the Group Head in the pursuit of the Company’s interests.
